You’re in Escrow - Now What?

 
 

First off - congratulations! You’ve found your dream home and the process has begun. In LA, this means as a buyer, you will wire your earnest money deposit within three days to escrow. This is held there for safe keeping. You’ll also work with your lender on their needs to get your loan finalized (expect a lot of paperwork requests). 

As a buyer’s agent, I recommend various inspectors or you can pick your own, and we inspect the house from top to bottom. Any big issues of function or safety get negotiated with the sellers with the goal of getting them to complete the repairs or give you a credit to do them yourself once you move in. We also review lots of reports to make sure everything is solid with title and the city so we can move forward.

Once all contingencies are removed and we near your closing date, you will sign your loan documents and send the balance of your down payment. Once we hear from escrow that your deal is completed, you get the keys to your brand new home!
