Buying a home is the most important investment you’ll make in your life. Which is why a thorough home inspection is essential after your offer is accepted. But what does that actually mean? And why does it even matter? 

A home inspection is a detailed examination of the entire property by both a general inspector along with specialists like roof, termite and foundation experts. This will help uncover any hidden (or expensive) issues, potentially give you some negotiation leverage or just provide you with a heads up about work you may need to budget for down the road. 

So where do you start? I have a long list of trusted and reputable inspectors, or you can choose your own. Make sure you attend all inspections so you can hear the findings in person, and you read the reports carefully when they arrive. Focus on big ticket items like the roof, foundation and HVAC system and bring in specialists when needed. 

Remember that no house is perfect. There will always be some issues so try to keep your emotions aside and make logical decisions. Don’t sweat the small stuff - and for any bigger issues, a credit can be negotiated so you can select your own vendor to fix what needs work.
